Foundation Repair FAQ
Frequently Asked Questions
Straight answers to the questions people ask about foundation repair in Colorado Springs, CO.
What does foundation repair cost in Colorado Springs?
It depends on the type of repair, how many piers or anchors are needed, access, soil conditions and whether interior finishes have to come out. Sealing one crack costs far less than stabilizing a bowing wall or underpinning a corner. Call us and we will give you a written estimate once we have seen the problem.
What causes foundation problems in Colorado Springs?
Most often it is expansive clay soil that swells when wet and shrinks when dry. Water from summer storms, snowmelt, lawn irrigation and short downspouts makes that movement worse. Fill soil that was not compacted well and the region's frequent freeze-thaw cycles can also play a part.
How can I tell if a foundation crack is getting worse?
Mark both ends of the crack with a pencil and write the date beside it, then check every few weeks. Photos with a tape measure in the frame help too. Growth, new cracks nearby, doors that start to stick or water coming through are signs to call us.
Do you work with structural engineers?
Yes. We are a foundation repair contractor, and for significant structural movement we can work with your residential civil or structural engineer or recommend one gets involved. An engineer's report is paid to the engineer directly and usually runs about $400 to $1,000.
Can a wet basement be fixed without digging up the yard?
Often, yes. Interior drain tile with a sump pump catches water at the base of the wall and moves it out without excavating outside. Exterior waterproofing makes more sense in some cases, and fixing gutters, downspouts and grading is part of either approach.
Do foundation repairs need a permit in Colorado Springs?
Some do, especially structural work like piers, wall bracing or beam replacement. Requirements depend on the scope of the job and the local building department. Ask any contractor about permits and engineering letters, and we will tell you up front what applies to your repair.
Can foundation work be done in winter?
Much of it can. Interior work such as crack injection, wall bracing, drain tile and crawl space repair is largely unaffected by cold weather. Exterior excavation can be slowed by frozen ground or snow, so we plan those jobs around the forecast.
How long does a typical foundation repair take?
Crack repairs often take a few hours. Pier installations, wall bracing and interior drainage systems usually take a few days, depending on the size of the house and access. Permits, engineering and weather can add time, and you get a realistic timeframe with your estimate.
What should I do before you come out for an estimate?
Note when you first noticed the problem and whether it has changed. Take photos of cracks, damp spots and sticking doors, and clear a path to the affected walls if you can. Any paperwork from past repairs or inspections is helpful too.
