Crawl Space Problems We See Around Town
Most homes in Colorado Springs sit on full basements, but crawl spaces are common too. You find them under older houses, under many additions and sunrooms, and beneath parts of split-level homes. Because nobody goes down there, problems can build for a long time before anyone notices.
The usual signs show up upstairs. Floors feel bouncy or slope toward one wall, interior doors start to stick, and a musty smell drifts up through floor registers. Below, you may find damp soil, wet insulation hanging loose, or support posts that have sunk or tilted on the clay.
Our crawl space repair work in Colorado Springs covers both halves of the problem: the structure that holds up the floor and the moisture that weakens it. We look at both before suggesting anything, because fixing one without the other usually means you will be calling again.

What Crawl Space Repair Includes
Each crawl space is different, but the repairs fall into a few groups. Many jobs combine structural support with moisture control.
Sagging joist and beam repair
Joists that have cracked, been notched by past plumbing work or weakened by moisture can be sistered with new lumber. Beams that sag between posts get added support so the floor above levels out and stops flexing.
Adjustable steel support jacks
Old wood posts on loose blocks or bare soil tend to sink and rot. Steel jacks set on proper footings replace them and can be adjusted gradually, which matters on expansive clay where the ground moves with moisture.
Vapor barriers and encapsulation
A heavy plastic liner over the soil, sealed at the seams and up the walls, stops ground moisture from rising into the floor system. Full encapsulation also seals vents and may add a dehumidifier for tighter moisture control.
Drainage and vent corrections
Water pooling in a crawl space often traces back to grading, downspouts or irrigation outside. Fixing those, and sometimes adding a small interior drain to a sump, keeps the space from flooding after storms.
Re-leveling pier and beam floors
Where a floor sits on piers and beams, re-shimming or adjusting the supports can bring it back closer to level. If piers have failed, new ones are set before any leveling is done.
Pricing
Crawl Space Repair Costs in Colorado Springs
| Repair type | Typical range | What moves the price |
|---|---|---|
| Pier and beam re-shim or re-level | $500 – $3,000 | Floor area out of level, access height, new piers needed |
| Sagging joist and beam repair with jacks | $1,500 – $6,000 | Number of joists, beam length, footing work |
| Crawl space encapsulation | $5,000 – $15,000 | Square footage, wall height, dehumidifier, drainage |
| French drain or regrading outside | $1,500 – $6,000 | Length, soil, downspout and sprinkler changes |
These ranges are national planning figures, not quotes. Crawl space height, how hard it is to get in, debris removal and the condition of the framing all affect the price. We put the scope and cost in writing before any work begins.

Why Choose Us for Crawl Space Repair?
We actually go in
Flashlight checks from the access hatch miss a lot. We crawl the space, photograph what we find and show you the pictures.
Structure and moisture together
New supports on wet soil or a liner over rotting joists only solves half the problem, so we plan both.
Gradual, careful lifting
Floors are raised slowly to avoid cracking drywall, tile and door frames. Sometimes a floor should only go part way back to level.
Plain answers on scope
If a vapor barrier is all you need, that is what we recommend. Encapsulation is offered when the moisture really calls for it.
Questions
Crawl Space Repair FAQ
Why do my floors feel bouncy over the crawl space?
Bouncy floors usually mean joists are undersized, damaged or spanning too far between supports. Sinking posts can add to it. Adding or replacing supports and sistering weak joists often firms the floor up noticeably.
Do I need full encapsulation or just a vapor barrier?
In a dry climate many crawl spaces do well with a good sealed vapor barrier and fixed drainage. Encapsulation makes more sense where water collects, the space smells musty or the soil stays damp. We recommend based on what we measure, not a package.
Can sunken support posts be fixed without lifting the house?
Usually yes. Posts are replaced one at a time with adjustable steel jacks on new footings, and the floor is brought up a little at a time. The house stays in place and you can normally stay home during the work.
