Why Basements Get Wet in a Dry Climate
Colorado Springs gets far less rain than most of the country, so a wet basement can feel like a surprise. The water usually arrives in bursts. A summer thunderstorm or a hailstorm can drop a lot of rain in under an hour, and spring snowmelt soaks the ground around the house for days at a time.
The other source is closer to home. Lawn sprinklers and flower beds right against the foundation keep the soil next to the walls wet all season. On clay soils, that water has nowhere to go but down along the wall, where it finds cracks, tie holes and the joint where the wall meets the floor.
Our basement waterproofing work in Colorado Springs starts with tracking down which of those sources is the real problem. Sometimes a downspout extension and better grading solve it. Other homes need an interior drain and sump, or exterior work on the wall itself, and we explain why before you commit to anything.

Waterproofing Options We Use
There is no single fix for every wet basement. The right approach depends on whether water comes through the walls, up through the slab or in at a window well, and on whether the basement is finished.
Interior drain tile and sump pump
A perimeter channel is cut along the inside of the basement floor, a perforated pipe is laid in gravel, and the water is led to a sump pit where a pump sends it outside. This handles water that seeps in at the base of the wall and is often the most practical choice when the outside of the house is hard to reach.
Exterior excavation and membrane
For walls that leak along their height, digging down the outside of the foundation lets us clean the wall, apply a waterproof membrane and install footing drains. It is more disruptive to landscaping and decks, but it stops water before it ever reaches the wall.
Grading, downspouts and window wells
Soil that slopes toward the house and downspouts that empty at the foundation feed many basement leaks. Regrading, extending downspouts and fixing window wells with proper drains and covers are often the first and least expensive step.
Wall crack and penetration sealing
Single leaking cracks, form tie holes and pipe penetrations can usually be sealed from inside with injected material. This makes sense when the leak is limited to one or two spots rather than the whole wall line.
Sump pump replacement and backup
If you already have a sump, the pump, check valve and discharge line may be the weak point. We check whether the discharge drains far enough from the house and whether a battery backup makes sense for your basement.
Pricing
Basement Waterproofing Costs in Colorado Springs
| Repair type | Typical range | What moves the price |
|---|---|---|
| Regrading and drainage correction | $1,500 – $6,000 | Length of foundation, soil to move, downspout work |
| Leaking crack injection | $250 – $800 per crack | Crack length, wall access, finished wall removal |
| Interior drain tile and sump | $3,000 – $10,000 | Basement perimeter, slab thickness, finished areas |
| Exterior excavation and membrane | $5,000 – $15,000+ | Wall depth, decks or patios in the way, footing drains |
These are national planning ranges, not quotes for your home. Basement size, access, finishes and what we find once the wall is exposed all change the final number. You get a written estimate before any work starts.
How it works
How a Waterproofing Job Works
- 1
Call and describe the water
Tell us where it shows up, after what kind of weather, and whether the basement is finished. Patterns like snowmelt versus sprinkler season help a lot.
- 2
Inspect inside and out
We check walls, floor, window wells, grading, downspouts and sprinkler heads, and note any cracks or movement in the foundation.
- 3
Explain the options
We walk you through what is causing the water and which approaches would work, from simple drainage changes to a full drain system.
- 4
Approve a written estimate
The scope, materials and price are written down. Work is scheduled only after you approve it.
- 5
Install and test
After the work is done we run water where possible to check the system, then explain any upkeep such as keeping the sump discharge clear.
Why Choose Us for Basement Waterproofing?
Source before solution
We look at the yard, gutters and irrigation before recommending drains, because a cheap outside fix sometimes does more than a costly inside one.
Honest about finished basements
If drywall or flooring has to come out to do the job right, we tell you up front and include it in the scope.
Water and structure checked together
Moisture and soil movement are linked on clay. If a wet wall is also bowing or cracking, we point that out instead of only treating the water.
Clear written scope
You see exactly which walls, how many feet of drain and where the discharge goes before you approve the job.
Questions
Basement Waterproofing FAQ
Does my basement need waterproofing if it only gets wet in spring?
Seasonal water still matters, because repeated wetting of clay soil can push on walls and lift floors. Often the fix is drainage and grading rather than a full system, but it is worth having the source checked before the next melt.
Can sprinklers really cause basement leaks?
Yes. Spray heads aimed at the house or beds watered daily against the foundation can keep the soil saturated all summer. Moving heads and switching beds to drip is a common first step we suggest.
Is interior or exterior waterproofing better?
Exterior work stops water at the wall but means digging around the house. Interior drain tile manages water that gets in and is easier when decks, patios or neighbors limit access. We recommend based on where the water enters and what is around your foundation.
Will waterproofing fix a cracked or bowing wall?
No. Waterproofing controls water, not structural movement. A wall that is bowing or shifting needs structural repair as well, and we will tell you if that is the case.
